Many real estate people might have thought the reports released on April 1 showed good news for Manhattan real estate sellers, but once investors examined the reports closely the news was not as good as it appeared as it would first appear, according to Miller Samuel who prepared the report for Douglas Elliman Real Estate. Miller Samuel, as quoted in Crains New York, says that prices are up 17 percent over April 1, 2015. He quickly adds, however, that most of the increase was because of new developments where contracts were signed at least one year ago.
Those looking to live in a new unit can still find some outstanding choices on the market. One of the choices offered by TOWN Residential is 53 Greene Street in the Soho neighborhood. This six-story boutique condominium offers chic and elegant accommodations right in the heart of the fabulous art district.
The market is so depressed right now that builders are not releasing their new properties onto the market. This has caused a 44 percent decrease in the amount of active listings. Andrew Heiberger, CEO of TOWN Residential, says that buyers are slowing down when looking for a luxury place to live. They still have money, but they are looking for a deal before turning loose of their money. He says that successful companies, such as his own that has been in business for five years, are still able to find good deals for buyers. The success of his company, however, relies on the networks that the company has already built with owners.
Over 75 percent of all NYC apartments for sale are resales of existing property. Buyers are still looking to snatch up bargains especially when they are priced between $500,000 and $1 million. These homes are moving as fast as ever. The median price for real estate during the first quarter of 2016 was $950,000.
Securus Technologies recently announced the results of a survey they carried out of corrections facilities in the United States. More than half of these penal institutions are updating their use of telecommunications technologies to improve services to inmates and their families, increasing their satisfaction. They plan to improve productivity and profitability. 56 percent of the facilities surveyed by Securus at their Technology Center plan to update the telecommunications technologies they currently have implemented in their institution. 55 percent said that expanding the services they offer to inmates and their families was an important focus for them to implement in 2016. 15 percent said they intended to lower costs. That’s because all jails and penitentiaries are under pressure to keep their budgets low. The leaders of these institutions are focused on ways to increase both productivity and safety.
Chief Executive Officer of Securus Technologies, Richard A. Smith, said the results of the survey pointed to the many opportunities for correctional facilities to save money and improve inmate satisfaction by working in partnership with companies such as Securus. Securus provides telecommunications services to 3,450 jails and police stations across the United States, serving over 1,200,000 inmates. 66 percent of the facilities surveyed considered video visitation essential to maintain prisoner satisfaction and safety. 33 percent said the same for tablets. They mentioned the need for hardware to assure public safety and the need to mitigate the risks posed by contraband cell phones. Securus recently opened their Technology Center in Carrollton Texas just outside of Dallas. They spent $1.5 million to make sure its equipment is state of the art. It showcases for the top leaders of correctional facilities how they can benefit from Securus Technologies services and equipment.
Securus focuses its business on making connections that matter. It offers a range of services to the incarcerated and their families. Their products include inmate phone calls services, Video Visit, email and Jail Voicemail. Video Visit is much more convenient for inmate families. It allows inmates to see families at home, feeling connected to their loved ones. They recently added John Bell to the executive team to serve as Senior Vice-President of Sales. For law enforcement and corrections facilities, they have over 800 products. Besides facilitating inmate communication with their families, Securus offers a suite of technology tools include biometric analysis, emergency response capabilities, inmate self-service and monitoring and the management of incidents. Bell is now in charge of the over 100 sales representatives who market Securus products.
Escondido is far from San Diego’s tourist stretches, but is finding new foodie life with Bellamy. Troy Johnson reviews the restaurant in his article ‘Grand Cuisine at Bellamy’ in San Diego Magazine.
Bellamy sits amongst first name only restaurants on its Main Street street front. Bartenders in the area wear full moustaches unironically without any nod towards a trend. The classic beauty of Escondido, the “Hidden City”, rings true due to its authenticness that isn’t recreated, and frankly can’t be.
Replacing the restaurant Tango, Bellamy’s atmosphere is classic jazz. Beginning his career at Rancho Bernardo Inn and Coronado’s Loews, Patrick Ponsaty helms the kitchen at Bellamy. Ponsaty is a Master Chef of France and is a rising star on the San Diego food scene.
Ponsaty’s French bistro menu does not disappoint his rising star status. He dismisses the subtleties he employed at Loews and embraces full French taste and techniques on the new menu. His unique flavor pairings are exemplified within the beet salad when his beet ice cream that is set against a warmed tart with goat cheese.
Reflecting on Basque country, Ponsaty serves a cold, smooth corn soup over ceviche. His unique ceviche combines lime juice, cilantro, ginger, and olive oil to balance its scallops. In true French style, truffles are on the menu. Paired with sea salt, the truffles are served with poached salmon over a cream risotto.
If you did not plan on a heavy meal, split the Mushroom Ravioli and pair it with the Beet Salad. The Ravioli is covered with veal flavored wine sauce and stuffed with mushrooms tossed with cream and wine. Finish off with the Saffron Panna Cotta. Covered with a strawberry hibiscus consommé, it is an ideal dessert dusted with fine sugar.
Behind the planning and financial doors of Bellamy’s is Brian Bonar, a Scottish entrepreneur. As the former chairman of the Solvis Medical Group, Bonar is bringing his financial expertise to the restaurant market. Currently, he is planning a large restaurant enterprise for San Diego.
Bonar put together the best of San Diego for his newest project, Bellamy’s From from El Bizcocho at Rancho Bernardo Inn, he has named Mike Reidy as Executive Chef and Trevor Da Costa to run the Front of House.
Reidy is currently studying under Ponsaty at Bellamy’s and will take over when Ponsaty leaves to begin Ranch at Bandy Canyon. Bonar is rehauling the 144-acre estate to be San Diego’s premiere high-end event space and to be Ponsaty’s final home.
Stop by Bellamy’s and try the beginning of what is to come for San Diego’s foodie scene.
Yeonmi Park is a young Korean woman who has become a spokesperson for human rights after escaping North Korea. Her harrowing tale of adventure is an emotional story of near starvation, abuse an terror, but ultimately one of victory, that is outlined in her book on Amazon, In Order To Live. In the book Yeonmi Park goes into great detail about her escape that took years, and about life growing up in North Korea.
The repressive regime controls every aspect of life, just like Orwell’s book, 1984, but this is for real. She said she saw a woman executed in public for breaking a minor rule. Park feared to speak, to even whisper to herself, because a mouse might hear her. She was taught to not express herself at all, and every day was a matter of just finding enough food to survive while she lived in North Korea.
Her father was caught selling metals to China and sent to a labor camp, so that made her an outcast as well, so her life went from bad to worse. That, along with nearly starving, led her and her mother to escape.
1n 2007, she and her mother walked across a frozen river to escape into China. She was just 13 at the time. They followed the stars and were not sure where they were going. She had to still be very careful in China, as she could have been deported back to North Korea if she were discovered.
She eventually made her way to Mongolia, and that led to her ultimate arrival in England. The Reason TV and other media outlets have told her story many times, and there have been articles in the Daily Mail UK about Yeonmi Park as well.
